Fast Track Delivery
At a glance: Swift • Simple • Superior. Our Fast Track Service accelerates delivery by using pre-engineered Sigma® II CPS house-types, a priority factory slot and a fixed, lender-friendly specification.
- CPS only • Supply & Erect only: closed panels with factory-fitted membranes, insulation and internal service battens.
- Pre-engineered house-types: fixed layouts with rotation/flip to suit plot; fewer drawing/engineering iterations.
- Priority manufacture: reserved factory slot and templated documentation bring site start forward.
- Developer-ready: repeatable plots, consolidated deliveries and combined cranage days.
- Potential kit savings: standardised Fast Track variants can reduce kit pricing vs bespoke (especially multi-plot) — confirmed in your Proposal.
- England advantage: streamlined Building Regulations route on standardised designs can shorten approvals.
Who it’s for
- Small developers (2–20 units): phase or parallel builds of one house-type with predictable programmes.
- Self-builders on a timeline: fewer decisions, fewer revisions, earlier watertight.
- Straightforward plots: standard foundations/access where CPS details apply with minimal adaptation.
Scope — what’s included (CPS)
Delivered as Supply & Erect by an approved team.
- Closed-panel external walls: insulation pre-installed, factory breather membrane, internal service battens and airtight detailing.
- Floors & roof: floor cassette (metal-web joists + deck); CPS roof cassette/engineered roof build-up with membranes.
- Openings: windows & external doors fitted during erection; rooflights supplied with collars/flashings (installed when roof complete).
- Documentation & QA: manufacturing/assembly drawings, lift plan, RAMS, on-site QA checklists, handover pack.
Programme — how Fast Track saves time
- Pre-construction: fixed design trims drawing/engineering cycles; templated lender/building-control pack.
- Factory: priority slot + standardised components reduce queue and change-control.
- On site: closed-panel erection to weather-tight typically in 1–3 weeks (size/complexity/weather dependent).
Benefits & cost levers
- Lower prelims/overheads: shorter pre-con and faster shell-up reduce prelim exposure and site running costs.
- Lower kit pricing (where applicable): factory efficiencies and standardised Fast Track variants can reduce kit costs vs bespoke; confirmed in your Proposal.
- Cashflow & speed to revenue: earlier watertight lets trades start sooner; faster sales/rental readiness on multi-unit schemes.
- Repeatability savings: combined cranage days, consolidated deliveries and standard details across plots.
- Quality & compliance: CPS precision and airtightness strategy support energy targets and sign-off confidence.

Common Questions
Is Fast Track CPS-only and Supply & Erect-only? ›
Yes — Fast Track uses our Sigma® II CPS closed-panel system and is delivered as Supply & Erect by an approved team.
How much time can Fast Track save? ›
Often months versus a bespoke route, because design is fixed, engineering is templated and your factory slot is prioritised. Timings still depend on approvals, payments and site readiness.
Is the kit cheaper with Fast Track? ›
Often yes for selected house-types — standardised components and repeatable details can reduce kit pricing, especially on multi-plot schemes. Any saving is confirmed in your Proposal.
What can I change on a Fast Track design? ›
Rotation/flip to suit orientation plus standard finish/spec selections. Structural changes or major glazing moves are outside scope.
Why is Fast Track good for small developers? ›
Repeatable house-types enable combined cranage, consolidated deliveries and predictable programmes — improving cashflow and reducing change-orders across multiple plots.
What’s included in the CPS kit under Fast Track? ›
Closed-panel walls with insulation/membranes fitted in factory; floor/roof cassettes; windows/doors installed during erection; fixings/ancillaries; plus full QA and handover documentation.
Do you guarantee delivery dates? ›
We prioritise your factory slot and streamline documentation to target earlier delivery; final dates depend on approvals, payments, engineering and site readiness agreed at pre-start.
What’s the typical on-site duration to weather-tight? ›
Usually 1–3 weeks depending on size, complexity and weather.
