Delivery Costs

At a glance: Delivery is excluded from kit prices and charged at cost. Pricing depends on distance, number of loads, kit size/weight, site access constraints and any ferries required. Our standard planning assumes one ~17 m articulated lorry; larger houses may require two or more loads. Island ferry charges are extra.

  • Main drivers: distance & time, loads/vehicle type, access complexity, ferries/waiting, off-load method.
  • What we need to quote: postcode, access photos/video, gate/track widths & turning areas, gradients/weight limits, preferred delivery window, off-load plan.
  • Tip: Early access checks prevent failed deliveries and extra costs.

Common Questions

How are delivery costs calculated? ›

We charge at cost based on haulage time/distance, number of loads, vehicle type (artic/rigid), driver waiting, overnighting, and any ferry fees. Access complexity (tight lanes, escorting, shuttle off-loads) can add time and therefore cost.

What size of vehicle is used? ›

A typical kit is planned for a ~17 m articulated lorry. For constrained sites we may use a smaller rigid vehicle and trans-ship locally (if practical). Larger models or combined deliveries can require two or more loads.

Is CLT delivery included? ›

Yes. Delivery of cross-laminated timber from our supplier in Austria is included within the CLT house kit price. SIP/CPS kit deliveries are charged at cost.

Are ferry costs included? ›

No. Island ferry charges are excluded and passed through at cost (including return/standby). We can book ferries or coordinate with you/your contractor; schedules/weight limits may constrain delivery slots.

What site access is required? ›

Provide clear access from public road to lay-down area: sufficient road width, turning circle, overhead clearance (no low wires/branches), gradient suitable for HGVs, and no bridge/track weight restrictions. A prepared, level lay-down area is essential.

Who handles off-loading? Do I need a crane/telehandler? ›

Off-loading is normally arranged by the main contractor or erector using a telehandler or crane sized for the kit elements. If the lorry cannot access the lay-down area, shuttle off-load may be required, which increases time and cost.

What happens if the lorry can’t reach the site? ›

If access prevents safe approach or off-loading, the driver may refuse delivery. Waiting, redelivery, additional vehicles or trans-shipping are chargeable. Please share access photos/video in advance so we can plan the right vehicle and method.

Can I request timed deliveries or split loads? ›

Yes — timed slots and split deliveries can be arranged to suit crane/erection windows. Note that premium timed services and extra loads increase haulage cost.

Who insures the kit during transport? ›

Our haulier carries goods-in-transit cover; once off-loaded, the kit must be covered by your site insurance. Please ensure your policy is active before delivery day.

Do you offer guide pricing or delivery zones? ›

We publish a guide map of delivery zones for typical single-load drops. Actual costs vary by load count, access, and ferries. We’ll confirm the haulage quote once the house type and site logistics are known.
