From kit home to completed build

One experienced affiliate contractor coordinates the build, including the groundworks, external envelope and interior completion. HebHomes supplies and erects the structural package. Your building contract is with the affiliate contractor, with responsibilities and the scope of work agreed before construction.

Who it is for

Full Turnkey suits clients who want a managed build with less day-to-day responsibility for appointing and coordinating individual trades. It can be particularly helpful if you live away from the site or have limited time to manage construction. You still make decisions about your home, specification and budget.

What is included

The affiliate’s proposal sets out the exact scope, allowances and exclusions. A Full Turnkey build typically brings together:

• Site preparation, groundworks, services and foundations or slab.
• The HebHomes structural package, supplied and erected by HebHomes, with windows and external doors.
• Roofing, cladding and the agreed external works.
• Interior trades, installations, finishes and completion to handover.

Confirm items such as utility connections, landscaping, professional fees and specification allowances in your project proposal.

How the process works

1. Discuss your project. Share your chosen design, site location, budget and programme so we can assess suitability and affiliate availability.
2. Meet the affiliate. Explore the scope, early estimate and programme, including site access and construction logistics.
3. Develop the details. Progress planning and Building Control or Building Warrant requirements while refining the specification and costs.
4. Agree the contract and oversight. Your building contract is with the affiliate. An independent quantity surveyor (QS) can review costs; agree the appointment and role of a Contract Administrator (CA).
5. Manufacture and build. HebHomes supplies and erects the structural package; the affiliate coordinates the construction through to completion.
6. Complete and hand over. Follow the agreed arrangements for valuations, retention, practical completion and the defects period.

Cost and contractual arrangements

The Prices page shows the kit package price, including erection, and an Estimated Full Build Cost From baseline based on DIY involvement on a serviced site. The baseline already includes the kit allowance: do not add it to Supply + Erect. It is not a Full Turnkey quotation.

For general build-budget guidance, choose Main Contractor Managed in the calculator, then enter your location, site conditions and specification. This is an indicative whole-house estimate, not a quotation for the HebHomes Full Turnkey Service. Full Turnkey is individually quoted following a review of your site, scope, specification and project requirements.

A formal Full Turnkey proposal can be prepared only after your project has been assessed and affiliate availability confirmed. Agree the scope, allowances, exclusions, programme and contractual terms with the affiliate. An independent QS and Contract Administrator are recommended to review costs and administer the agreed contract.

On Full Turnkey projects, HebHomes is paid by the affiliate contractor when the project proceeds, as set out in the Order of Costs. We do not add margin to your kit price.
