Full Turnkey — complete to handover (recommended)

  • Who it's for: Single-point delivery, fastest mobilisation, lender-friendly administration.
  • What’s included: affiliate delivers everything — site prep, groundworks, services, foundations/slab, HebHomes kit supplied & erected, windows/doors, roofing, cladding, all interiors & finishes — to Practical Completion (typically Minor Works contract with QS/architect as CA).
  • Why it shines: monthly valuations & retention, predictable programme & cashflow, fewer errors.  

 

Partial Turnkey — externally finished (you complete interiors)

  • Who it's for: Remote/rural sites or where a reliable main contractor isn’t available; clients wanting to control interior spend or use local trades.
  • What’s included: we/affiliate take the project out of the ground and finish all externals — site prep, services, foundations/slab, HebHomes kit supplied & erected, windows & external doors fitted, roofing & cladding completed. You then organise all interiors.
  • Lender note: some lenders prefer a single main contractor; please check before choosing Partial.

How it works

  • 1) Enquiry & region: confirm Scotland/England/Wales coverage and affiliate capacity.
  • 2) Early affiliate intro: outline costs, programme and provisional factory/site slot bookings.
  • 3) Approvals: Planning + Building Control/Warrant while pricing is refined with the affiliate.
  • 4) Contract & oversight: Minor Works contract between you ↔ affiliate; appoint a QS to check value and (optionally) act as CA.
  • 5) Manufacture & build: HebHomes supplies & erects the kit; affiliate manages groundworks, externals and (Full) interiors.
  • 6) Valuations & handover: monthly valuations & retention certified by the CA; Practical Completion and defects period.

    Costs, prelims & value

  • Prelims vary by location: distance, access, accommodation and logistics affect affiliate prelims; shown transparently in proposals.
  • QS role: verify fairness/market value, normalise allowances, manage cashflow/variations—without a long, costly full tender.
  • Fees & who pays whom: on Turnkey projects, HebHomes is paid by the affiliate contractor when the project proceeds (as per Order of Costs). We do not add margin to your kit price.

We are paid by the affiliate contractor when a project proceeds to site (see our Order of Costs spreadsheets). This lets us maintain a strong, collaborative relationship and safeguard quality—without adding margin to your kit price.

How much time can Turnkey save vs competitive tender? ›

By engaging early and booking dates in advance, Turnkey commonly saves 5–6 months overall and avoids the risk of no tenders returned.

Will an affiliate be more expensive than my local builder? ›

Not typically. Affiliates are experts at HebHomes, so detailing is correct first time, sequencing is efficient and pricing is often more competitive overall. Location-driven prelims will vary and are shown in your proposal.

Can I negotiate with my own contractor instead? ›

Yes — you can negotiate directly. We still recommend using an independent QS to check fairness and, if you proceed, appoint a CA to administer the contract.

Do I still need a Contract Administrator (CA)? ›

Yes — a CA (QS or architect) certifies payments, manages changes and protects your interests. With experienced affiliates the CA’s workload is usually lighter because the team already knows our system.

What affects affiliate price most? ›

Prelims (distance, accommodation, access/welfare, logistics) and your chosen specification. These are made transparent in your proposal.
