Understanding Your Full Build Cost
The final cost of building your HebHome depends on three main factors. First is location and site access — remote, island or difficult sites affect transport, labour availability and preliminaries, while ground conditions and access constraints can significantly influence cost. Second is how the build is managed: costs vary depending on whether you appoint a single main contractor, coordinate subcontractors yourself, or take on elements of the work as a self-builder. Finally, specification and finish play a major role — choices around cladding, windows, roofing, internal finishes and services can move the budget substantially up or down. HebHomes is deliberately transparent about these variables so clients can make informed decisions early and avoid unexpected costs later in the process.

Warranties
Every HebHomes project is supported by a combination of certified building systems and manufacturer warranties, alongside a separate warranty for the completed house. HebHomes provides independently certified structural systems — including the Sigma® II closed panel system, which carries both BBA certification and BOPAS accreditation — together with manufacturer warranties for key components such as windows, rooflights and other factory-supplied elements. However, HebHomes does not provide a single warranty for the completed house, as this depends on many factors beyond our control, including groundworks, site conditions, workmanship by others and overall project management. For this reason, we recommend that a recognised new-home warranty, such as NHBC (or an equivalent provider), is obtained for the completed building. This is typically arranged by our affiliated contractors, or can be organised independently through providers such as Buildcare, or by appointing an architect or quantity surveyor to inspect and certify that the house has been completed to the required standard.
Delivery costs, local labour rates, and regional building regulations can significantly impact your total project cost.
